Rental Policies

These rules are for your general knowledge.  Please review the signed property agreement. 

MINIMUM AGE: 30 years and older

ARRIVAL TIME: After 4:00 pm, unless otherwise arranged.

CHECK OUT TIME: Before 10:00 am

QUIET HOURS: 10:00 pm to 7:00 am

GENERAL RULES: Guests must not cause a nuisance, disturbance or hazard to another person; not cause unreasonable or repetitive noise, smell, vibration; not interfere with the rights of other persons to use and enjoy the common property; not do anything illegal or that constitutes a breach of the City of Kelowna Short Term Rental Ordinance with regard to Parking and Garbage:

CITY OF KELOWNA SHORT TERM RENTAL RULES:

• PARKING: Guests have access to designated parking space, #1, and a link to the City of Kelowna Parking to locate additional paid parking available downtown. Our Urban Shores online guest guidebook outlines additional parking options and map.

• GARBAGE AND RECYCLING: Guests must not litter, there are garbage and recycling bins around the city for your use.

SLEEPING CAPACITY/DISTURBANCES: Guests will be required to vacate the premises and forfeit the rental fee and security deposit for any of the following: Occupancy exceeding 4 registered guests (without permission), using the condo for any illegal activity, causing damage to the premises rented or to any of the neighbouring properties and any other acts which interfere with the neighbours’ right to quiet enjoyment of their premises.

NON-SMOKING or VAPING UNIT: Smoking and vaping are strictly prohibited both in the condo and on the deck. A $250 deodorizing fee will be charged to your credit card (above and beyond the standard cleaning fee) when there is evidence of smoking in the condo.

URBAN SHORES PET POLICY: Unfortunately, we cannot accept pets, we are now an allergy free vacation rental accommodation. We can recommend Dog Kennels in the area upon request.

NOTE: Working Dog Registration required, if applicable.

BALCONY: guests must keep balcony in a clean, neat and tidy condition free of debris and must not use for storage of items such as bikes, toys, coolers, sports equipment. No open flames from, but not limited to, BBQs, fire pits, propane, tiki lights are allowed.

INSURANCE: The Guest understands that Owner is not providing insurance for the Guest’s personal property at the House. Guests shall look to their insurance for coverage for their personal property in the event of a loss.

HOLDOVER: The Guest has no right to Holdover and must vacate the property by 10:00 am on departure day, unless previously arranged.

DAMAGES: The Guest agrees to take full financial responsibility for any damage occurring at the condo, including, without limitation, the actions and damage caused by registered guests or approved visitors.

SECURITY DEPOSIT AND DAMAGE POLICY: The Guest agrees to pay $500 CAD (the “Security Deposit”) upon executing this contract. The Security Deposit is fully refundable within seven days of departure provided that there is no damage found and all policies and rules have been followed. The Guest is liable for all replacements and repairs outside what is considered normal wear or tear. In the event of any damage to the condo, the Owner will provide an itemized list of such damage(s) claimed to have been caused by Guest and return the Security Deposit, less any costs incurred according to such damage(s). Suppose the damages are more than the Security Deposit held. In that case, the Guest agrees to reimburse Owner for costs incurred to repair/replace damaged/taken items within five (5) days of invoice.

CANCELLATION POLICY: There is a 24-hour free cancellation grace period for all reservations. Cancellations during this period will have no fees or funds withheld. Should a Guest wish to cancel this reservation after the 24 hour grace period, a request must be made in writing. If written notice of cancellation is received by the Owner prior to 30 before the arrival date, all funds will be returned with the exception of a $350 CAD administration and processing fee.

The reservation becomes non refundable at 30 days before arrival. If the guest does not arrive, the cleaning fee will be refunded.

The Owner does not provide any trip or cancellation insurance to the guests. The Owner recommends that guests consider obtaining insurance from a third-party such as
https://www.generalitravelinsurance.com, or an insurer of their choice to meet their potential cancellation needs.

COMMUNICATION: An online link to an up-to-date Destination Guide will be included with the confirmation email. Two weeks prior to arrival, a Guest Guidebook containing info about the condo will be sent by email. Within 72 hours of arrival, property access info will be sent by text fr0m our team cell number 778-771-5040. We are always available for a phone call at any time, as well.

UNFORSEEN WEATHER EVENTS: Unforeseen occurrences related to the geographic location including, but not limited to, those that arise from lake flooding, wildfire activity or snow storms. It is the Guest’s responsibility to familiarize themselves with the emergency
response plan linked in the Guest Guidebook in the event of an environmental emergency. Refunds will be provided in the event a mandatory evacuation order that includes 1585 Abbott Street, Kelowna, BC
has been issued. Refunds will not be provided for evacuation alerts, floods or snow storms causing travel disruptions.

HOLD HARMLESS: The Guest will assume all responsibility if any injury, accident, or death should occur at the condo or anywhere in Kelowna during their stay. Any violations and citations that may arise during your stay (noise violations, underage minors drinking, etc.) will be the responsibility of the Guest during their stay. The Owner will personally not allow any such actions. If law enforcement contacts us for any such violations or citations, we will evict all parties involved, and no refund of the remaining balance will be issued.

COVID-19 BC Provincial Health Order The Guest who booked the stay must provide the full name and contact information for all guests and any preapproved condo visitors, and verify everyone in the party meets the following criteria:
□ I have not traveled anywhere outside of Canada or been in contact with anyone who has traveled outside of Canada, in the last 14 days.
□ I have not experienced any of the following symptoms in the last 14 days: fever, dry cough, shortness of breath, or difficulty breathing.
□ I have not knowingly come into contact with anyone experiencing any of the following symptoms in the last 14 days: fever, dry cough, shortness of breath, or difficulty breathing.
□ I have not knowingly come into contact with anyone with a presumptive or confirmed COVID-19 diagnosis in the last 14 days.
A reminder with the above request will be emailed 24 hours before arrival.

ENTIRE AGREEMENT:
This Agreement constitutes the whole Agreement between Owner / Property Manager and the Guest about the rental of Urban Shores condo. It supersedes any prior agreements between the Owner and guest concerning such subject matter. There are no other oral or implied agreements, warranties, or understandings between Owner and Guest concerning the rental. Any modifications to this Agreement must be in writing and signed by both Owner and Tenant to be a valid, binding modification to this Agreement. Non-compliance with the Agreement shall be grounds for immediate eviction of guests and forfeit of all fees paid.
